3 buildings campus in Texas, each building is 40,000 square feet. Campus is a mix of medical office and ambulatory surgical centers. The buildings had recently received new controls hardware, but expenses had not meaningful decreased despite the upgrade.
The Money
Carbon Lighthouse's engineers worked with the site team and the building's existing controls contractor to better integrate the new controls hardware with the front end of the building management system.
The landlord invested $66k to upgrade their systems. This created $58,000/yr in measured savings.
The first $29k of that was paid as rent - new topline income - to the landlord. Then Carbon Lighthouse kept $10k, and the tenants received the remaining $19k.
Savings That Stick
Using Act & Protect, a total of 15 faults were identified in the first year of service.
By resolving these faults, the building avoided a $21,000 increase in their energy costs.
The Result
